Provides a broad range of electrical and mechanical expertise as part of College repair crews responsible for maintenance and upkeep of buildings and their related systems on campus. Perform tasks that require ability and aptitude to trouble-shoot, diagnose and repair in a timely and safe manner a variety of problems including but not limited to: interior and exterior surfaces, doors and hardware, lighting, plumbing fixtures and equipment, food service equipment, heating systems, elevators, electrical outlets and other electrical appliances.

Essential Responsibilities:
GENERAL MAINTENANCE REPAIR RESPONSIBILITIES

  • Installs and repairs all kinds of building interior surfaces including trim. Works with a variety of wall, ceiling and floor systems.
  • Repairs deteriorated building exterior elements including steps, porches, building trim, interior doors, door hardware, furniture, windows and window treatments.
  • Cleans up after maintenance related activities, performs minor paint touch up.
  • Demonstrates the ability to decide a course of action to make repairs in a timely fashion in order to minimize disruption of classes (e.g., due to faulty laboratory equipment) or other College services (e.g., food services, faculty and staff offices, etc.).
  • Safely conducts all work and follows all safety procedures. Operates all hand and power tools required for the job in order to ensure safe working conditions.
  • Maintains an alert sense of the dangers inherent in working with electricity, cutting tools, heating systems, elevated work, confined space work and other potentially harmful elements of the work.

ELECTRICAL MAINTENANCE

  • Installs household wiring (110- and 220-volt) including outlets, switches, or light fixtures on existing circuits and is proficient in turning off live or damaged circuits in order to ensure safety for both the job incumbent and other members of the crew.
  • Performs relamping and ballast replacements.
  • Demonstrates a proficiency in using a volts/ohms/amp meter or similar diagnostic tools in order to determine whether a circuit is live to avoid electric shock.

EQUIPMENT REPAIR

  • Demonstrates the ability to read schematic diagrams, trace equipment circuitry, and diagnose mechanical functions of electro-mechanical and mechanical equipment in order to ensure all equipment is functioning.
  • Demonstrates the ability to replace electrical contactors and relays, valves, or other parts of food service equipment and to break down and rebuild choppers, slicers, toasters, steamers, dishwashers, and other equipment commonly found in a commercial food service operation.
  • Has the ability to release jammed doors of elevators and make minor repairs to door controls, gibbs, photo eye reflectors, and other mechanical parts in order to facilitate the release of trapped occupants or remedy minor problems to minimize the need for outside repair services.

PLUMBING MAINTENANCE

  • Performs a number of plumbing tasks including plunging or snaking sinks and toilets and rebuilding sink faucets and shower fixtures in order to maintain such equipment in good working order.
  • Diagnoses faulty plumbing equipment in order to make proper decisions on repairs and rebuilds flushing mechanisms. Has the ability to repair water lines, including using solder on lines up to ¾-inches in diameter, PVC, CPVC, PEX, threaded pipe and compression fittings.
  • Maintains heating systems (both gas and oil) including some residence halls and faculty housing not linked to the campus’s main steam system. Diagnoses the causes of burner misfiring and has the ability to replace ignitors, control devices, sensors, and other parts of the heating equipment including changing out couplings, bearing housings, and pump motors.

TECHNICAL KNOWLEDGE AND SKILLS

  • Demonstrates and maintains technical knowledge of the job and of related procedures and policies, in order to provide safe, high quality support to the department and its constituents.
  • Begins assignments without prompting, maintaining productivity in both quantity and quality of work, and appropriately plans, organizes and prioritizes work in order to maximize the resource use of the department.
  • Independently contributes ideas and process improvements, and looks for creative solutions and better ways of doing things, in order to meet goals of continuous improvement.
  • Identifies, analyzes, and addresses problems in order to resolve issues whenever possible in a way that minimizes the negative impact on the organization.
  • Makes appropriate, timely, and effective decisions, in order to support the work of the department.
  • Understands the safety risks associated with the work.

Required Qualifications:

  • High school diploma or equivalent with one to three year’s of experience in a commercial setting performing facilities maintenance, repairing mechanical equipment or similar experience in a particular trade.
  • Ability to work with hand tools, meters, and other tools commonly used in the performance of maintenance and repair of building systems.
  • Ability to work with solvents, paints, and chemicals commonly used in the performance of maintenance and repair.
  • Ability to lift and manipulate material and tools weighing up to 80 lbs. unaided
  • Willingness and ability to be trained in related trades.
  • A valid driver’s license.

Physical Demands:

  • Be physically able to perform all facilities maintenance activities required.
  • Operate hand and power tools and meters.
  • Work with solvents, paints, and chemicals.
  • Read and understand drawings including schematics.
  • Work in elevated spaces including roofs, ladders (up to 32 ft.), platforms (up to 60 ft.) and other lift equipment.
  • Work in confined spaces including basements, crawl spaces, tanks, excavations and wet or muddy environments.

Working Conditions/Environment:

  • May be asked to work an afternoon shift or other non-standard Monday through Friday shift.
  • Is expected to work alternate shifts including at least one Saturday and one Sunday in a five-week period.
  • Is expected to work holiday periods on a round-robin basis (approximately every 24 months).
  • Is expected to work overtime in maintenance emergency situations or to support other programs of the Sustainable Facilities
  • Management Department on a call back or scheduled 24/7/365 basis.
  • Is expected to work during inclement weather or during campus emergencies even if the College or the roads are otherwise closed.
  • This includes the possibility of clearing snow during storms via shoveling or other means.
